><h4>Eviction Step 1 (Legal Notice) <strong>&#8211; \u00a3179 +VAT<\/strong><\/h4>\n<p>This step is when a notice is served on the tenant saying that the landlord is seeking possession of the property. There are two types of notice currently:<\/p>\n<ol>\n<li><strong>A Section 8 Notice<\/strong> due to rent arrears, nuisance, breach of tenancy or other relevant grounds.<\/li>\n<li><strong>A Section 21 Notice<\/strong> to end the tenancy agreement \u2013 this is often called a no-fault<\/li>\n<\/ol>\n<p>For <strong>commercial tenancies<\/strong>, the approach is slightly different.<\/p>\n<p>We use a special form of notice to quit (\u00a3179 +VAT). We also handle situations where lodgers are involved and where the tenant has abandoned a property (\u00a3159 +VAT).<\/p>\n<p>If the tenant does not vacate the property as required by the Step 1 notice, an application can be made to the court for possession. <strong><a href=\"https:\/\/dev.withcreative.co.uk\/lforl\/agents\/agents-professional-services\/step-2-possession-order-agent\/\">This
