{"id":141,"date":"2010-05-19T08:02:50","date_gmt":"2010-05-19T08:02:50","guid":{"rendered":"http:\/\/blog.legal4landlords.com\/?p=65"},"modified":"2010-05-19T08:02:50","modified_gmt":"2010-05-19T08:02:50","slug":"reasons-for-renting","status":"publish","type":"post","link":"https:\/\/dev.withcreative.co.uk\/lforl\/reasons-for-renting\/","title":{"rendered":"Reasons for Renting"},"content":{"rendered":"<p>As more UK consumers find difficulty in obtaining mortgages, many are now opting to rent.\u00a0 With social housing waiting lists limited, a tenancy in the social residential sector can take years to come to fruition with little if no choice of which property will be offered.\u00a0 Many people have now turned to the private sector to secure decent accommodation in an area of their choosing.<\/p>\n<p>Because of the unstability of the economy, unemployment and job requirements resulting in relocation, more and more people find renting a property practical and flexible.<\/p>\n<p>The stigma associated to renting as being the \u2018poor relative\u2019 when compared to the housebuyer has long gone and instead has been replaced as a popular and intelligent option.\u00a0 With government legislation focusing on the private tenant\u2019s protection and security, it\u2019s never been a better time to rent.<\/p>\n<h1>Reasons to Rent<\/h1>\n<p><strong><span style=\"text-decoration: underline;\"> <\/span><\/strong><\/p>\n<ul>\n<li><em>No committment to mortgage lenders.<\/em><\/li>\n<li><em>No house repairs\/maintenance.<\/em><\/li>\n<li><em>Flexibility with areas and regions.<\/em><\/li>\n<li><em>No worry or stress related to      interest rates.<\/em><\/li>\n<li><em>Government benefits and help towards      rent.<\/em><\/li>\n<li><em>No building insurance.<\/em><\/li>\n<li><em>Not being tied down, the knowledge      that you can serve your notice and move.<\/em><\/li>\n<\/ul>\n<p><em> <\/em><\/p>\n<p>\u201c\u00a0 Although the bulk of the enquiries we receive are from landlords, we get a lot of people asking advice about becoming a tenant.\u00a0 Most enquiries are about tenancy agreements.\u00a0 Tenants who are new to renting tend to be concerned about the length of an AST.\u00a0 There is a misconception that landlords are likely to evict tenants at the end of a tenancy term.\u00a0 Obviously we allay these fears.\u00a0 If a landlord is happy with a tenant, he\/she will want that tenant to stay and the tenancy will just continue.\u00a0 We know landlords that have had the same tenant for decades,\u201d\u00a0 said Steve Moss from Legal 4 Landlords.\u00a0 \u201cWhen a tenanted house is sold, it adds to the value of a sale and the new owner inherits the tenant\u201d.<\/p>\n<p>By<br \/>\nMadalena Penny<\/p>\n","protected":false},"excerpt":{"rendered":"<p>As more UK consumers find difficulty in obtaining mortgages, many are now opting to rent.
