{"id":1637,"date":"2012-06-06T14:17:53","date_gmt":"2012-06-06T14:17:53","guid":{"rendered":"http:\/\/blog.legal4landlords.com\/?p=1637"},"modified":"2012-06-06T14:17:53","modified_gmt":"2012-06-06T14:17:53","slug":"tenants-cant-afford-to-pay-more-rent","status":"publish","type":"post","link":"https:\/\/dev.withcreative.co.uk\/lforl\/tenants-cant-afford-to-pay-more-rent\/","title":{"rendered":"Tenants Can\u2019t Afford To Pay More Rent"},"content":{"rendered":"<div id=\"attachment_1393\" style=\"width: 202px\" class=\"wp-caption alignleft\"><a href=\"http:\/\/blog.legal4landlords.com\/wp-content\/uploads\/House-and-money.jpg\"><img aria-describedby=\"caption-attachment-1393\" decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-1393\" title=\"Rent Money\" src=\"http:\/\/blog.legal4landlords.com\/wp-content\/uploads\/House-and-money.jpg\" alt=\"Tenants without Rent Guarantee insurance are struggling to afford PRS rents\" width=\"192\" height=\"144\" \/><\/a><p id=\"caption-attachment-1393\" class=\"wp-caption-text\">Tenants without Rent Guarantee insurance are struggling to afford PRS rents<\/p><\/div>\n<p>Tenants without <a href=\"http:\/\/www.legal4landlords.com\/rent-guarantee\/\">Rent Guarantee Insurance <\/a>are finding Private Rental Sector (PRS) rents are becoming more difficult to afford as many are handing over more than 50% of their gross pay to keep a roof over their heads according to the online property portal, Rightmove.<\/p>\n<p>The average pay-to-rent ratio across the UK is 38% \u2013 but up to 1 million of the country\u2019s 3.4 million Private Rented Sector tenants are paying much more, says the online property portal.<\/p>\n<p>Areas where tenants are paying out the most rent from their pay packets:<\/p>\n<ul>\n<li>South East &#8211; 41%<\/li>\n<li>London &#8211; 40%<\/li>\n<\/ul>\n<p>Areas where tenants are paying the least rent from wages:<\/p>\n<ul>\n<li>Scotland &#8211; 35%<\/li>\n<li>North East &#8211; 36%<\/li>\n<\/ul>\n<p>16% of tenants in London and 19% of tenants in the South East pay rent that amounts to 60% of their net income.<\/p>\n<p>Rightmove Director, Miles Shipside reckons tenants cannot afford to pay any more rent, despite the demand for rental properties far outpacing the number of suitable PRS properties available to rent.<\/p>\n<p>According to Rightmove\u2019s latest quarterly consumer confidence report, searches for buy to let properties have soared by 43% in the past 12 months, while the number of properties available to rent has only increased by 3%<\/p>\n<p>Also, according to the property portal\u2019s latest quarterly consumer confidence report, 61% of tenants and 47% of landlords predict higher rents in the next 12 months, but 43% of landlords expect rents to hold steady.<\/p>\n<p>Landlords in the UK are becoming more savvy when it comes to ensuring rental income, though and many are utilising<\/p>\n<p>Mr Shipside said: \u201cWhile the rental bubble is unlikely to deflate as there is no readily acceptable alternative to the rented roof, it does appear to be approaching a limit in some areas. Property management agents report that incessant demand is causing rental price pressure to spill over into other previously less sought-after areas and some tenants are attempting to negotiate lower rent. This is a clear sign that rents may be hitting an affordability ceiling in some locations.
