{"id":1714,"date":"2012-07-27T09:00:57","date_gmt":"2012-07-27T09:00:57","guid":{"rendered":"http:\/\/blog.legal4landlords.com\/?p=1714"},"modified":"2012-07-27T09:00:57","modified_gmt":"2012-07-27T09:00:57","slug":"landlords-warned-to-act-now-to-avoid-rent-arrears","status":"publish","type":"post","link":"https:\/\/dev.withcreative.co.uk\/lforl\/landlords-warned-to-act-now-to-avoid-rent-arrears\/","title":{"rendered":"Landlords Warned To Act Now To Avoid Rent Arrears"},"content":{"rendered":"<div id=\"attachment_1144\" style=\"width: 160px\" class=\"wp-caption alignleft\"><a href=\"http:\/\/blog.legal4landlords.com\/wp-content\/uploads\/L4Lguarantee-house.jpg\"><img aria-describedby=\"caption-attachment-1144\" decoding=\"async\" loading=\"lazy\" class=\"size-thumbnail wp-image-1144\" title=\"L4Lguarantee-house\" src=\"http:\/\/blog.legal4landlords.com\/wp-content\/uploads\/L4Lguarantee-house-150x150.jpg\" alt=\"Rent Guarantee Insurance Protects UK Landlords Income\" width=\"150\" height=\"150\" \/><\/a><p id=\"caption-attachment-1144\" class=\"wp-caption-text\">Rent Guarantee Insurance Protects UK Landlords Income<\/p><\/div>\n<p>Private Rental Sector landlords are urged to act now to <a title=\"Rent Guarantee Insurance\" href=\"http:\/\/www.legal4landlords.com\/rent-guarantee\/\" target=\"_blank\">secure the tenant\u2019s rental payments<\/a> or prepare for the worst this year as tenant default rates have already increased by 8%, in the second quarter of 2012, and are still rising.<\/p>\n<p>The number of private sector tenancies in severe rent arrears climbed by over 7,000 in the 3 months to June 2012 putting severe pressure on many landlords\u2019 finances as well as adding to the tenants problems.<\/p>\n<p>In the second quarter of this year over 100,400 tenants in England and Wales were in severe arrears, an increase of 24% compared to 2011.<\/p>\n<p>Tenancies in severe arrears represented 2.6% of all tenancies in the UK private rented sector (PRS), up 0.2% on the previous quarter.<\/p>\n<p>Tenant arrears are a serious issue for landlords, and private rental sector landlords need to take steps to ensure rent payments are assured.<\/p>\n<p><a title=\"Rent Guarantee Insurance\" href=\"http:\/\/www.legal4landlords.com\/rent-guarantee\/\" target=\"_blank\">Rent Guarantee Insurance<\/a> protects landlords from defaulting tenants by ensuring that rental payments are made direct to the landlord in full.<\/p>\n<p>If you are a Landlord who lets a buy to let property then there is always the risk of rent default by tenants. Even the best checks and references cannot predict a tenant falling on hard times and not being able to pay their rent, that\u2019s where <a title=\"Rent Guarantee Insurance\" href=\"http:\/\/www.legal4landlords.com\/rent-guarantee\/\" target=\"_blank\">Rent Guarantee Insurance<\/a> comes in.<\/p>\n<p>Despite the number of severe rent arrears cases (tenants with rent arrears of more than 8 weeks) continuing to climb, the use of <a title=\"Rent Guarantee Insurance\" href=\"http:\/\/www.legal4landlords.com\/rent-guarantee\/\" target=\"_blank\">Rent Guarantee insurance <\/a>products has already started to have an effect on the general level of tenant rent arrears with 8.9% of all rent in the private rented sector late or unpaid by the end of May, a decrease from 9.9% at the end of April 2012.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Private Rental Sector landlords are urged to act now to secure the tenant\u2019s rental payments or prepare for the worst this year as tenant default rates have already increased by 8%, in the second quarter of 2012, and are still rising.
