{"id":173,"date":"2010-07-12T07:20:20","date_gmt":"2010-07-12T07:20:20","guid":{"rendered":"http:\/\/blog.legal4landlords.com\/?p=173"},"modified":"2010-07-12T07:20:20","modified_gmt":"2010-07-12T07:20:20","slug":"to-cover-or-not-to-cover","status":"publish","type":"post","link":"https:\/\/dev.withcreative.co.uk\/lforl\/to-cover-or-not-to-cover\/","title":{"rendered":"To Cover or not to Cover?"},"content":{"rendered":"<p>Last month\u2019s report of the Essex landlord, left with a \u00a347,000 repair bill on his property, after damage caused by a tenant, is becoming an all to common story.\u00a0 Along with the damage caused, the landlord also found himself out of pocket to the tune of \u00a312,200 in rent arrears not to mention the cost of legal services due to the <a class=\"wp-caption\" title=\"l4l eviction services\" href=\"http:\/\/www.legal4landlords.com\/tenant-eviction\/\" target=\"_blank\">eviction notices<\/a> he had to serve.<\/p>\n<p>Even when a landlord or letting agency takes all the necessary precautions, <a class=\"wp-caption\" title=\"Legal 4 Landlords Tenant Referencing\" href=\"http:\/\/\/www.legal4landlords.com\/tenant-referencing\/\" target=\"_blank\">tenant referencing<\/a>, credit checks, <a class=\"wp-caption\" title=\"Legal4Landlordsno deposit guarantee scheme\" href=\"http:\/\/www.legal4landlords.com\/no-deposit-guarantee\/\" target=\"_blank\">deposit paid<\/a>, and all seems well, the keys are handed over\u2026..what then?<\/p>\n<p>In the instance of the above landlord, the checks came back positively glowing, but 6 months down the line once his wife left him, his behaviour became volatile and he reacted by going on a one-man rampage around his home\u2026.only it wasn\u2019t his own home, the property belonged to someone else, his landlord.\u00a0 As a result, he\u2019d dragged doors off hinges, left huge gaping drill holes in the walls, killed the rear garden by dousing it in paraffin and setting fire to his wife\u2019s clothes.\u00a0 He left 34 bin bags of household refuse and had also attempted to knock down an interior, dividing supporting wall.\u00a0 Lovely!<\/p>\n<p>Although many landlords only arm themselves with minimum <a class=\"wp-caption\" title=\"legal 4 landlords landlord insurance\" href=\"http:\/\/www.legal4landlords.com\/landlords-insurance\/\" target=\"_blank\">insurance cover<\/a>, it\u2019s important that they cover themselves for any loss caused by this kind of behaviour.\u00a0 A policy should be scrutinised to ensure they are covered, what they are covered for and if they are correctly covered.\u00a0 There are a number of insurance policies that cover landlords and buy-to-let properties.<\/p>\n<p><em>*<a class=\"wp-caption\" title=\"legal 4 landlords landlord insurance\" href=\"http:\/\/www.legal4landlords.com\/landlords-insurance\/\" target=\"_blank\">Landlords Household Insurance:<\/a><\/em><\/p>\n<p>This covers against risks associated with letting your property to tenants and covers loss of rent up to a certain percentage following an insured event, Public &amp; employers liability, malicious damage made by a tenant, accidental damage.<\/p>\n<p><em>*<a class=\"wp-caption\" title=\"legal 4 landlords portfolio insurance\" href=\"http:\/\/www.legal4landlords.com\/portfolio-insurance\/\" target=\"_blank\">Portfolio Insurance:<\/a><\/em><\/p>\n<p>This is a great option, offering a much cheaper alternative to landlords with lager portfolios, as it is a block cover.<\/p>\n<p>*<a class=\"wp-caption\" title=\"legal 4 landlords rent guarantee cover\" href=\"http:\/\/www.legal4landlords.com\/rent-guarantee\/\" target=\"_blank\"><em>Rent Guarantee Cover<\/em><\/a> is also another popular insurance.<\/p>\n<p>Obviously policies differ, but can act as an added safeguard.\u00a0 Insurance policies for landlords now can cover items from building to boilers and anything in-between, but all-in-all it gives a landlord that peace of mind, assures the nerves and allays the anxiety.<\/p>\n<p>By<br \/>\nMadalena Penny<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Last month\u2019s report of the Essex landlord, left with a \u00a347,000 repair bill on his property, after damage caused by a tenant, is becoming an all to common story.\u00a0 Along with the damage caused, the landlord also found himself out of pocket to the tune of \u00a312,200 in rent arrears not to mention the cost [&hellip;]<\/p>\n","protected":false},"author":2,"featured_media":11204,"comment_status":"open","ping_status":"open","sticky":false,"template":"","format":"standard","meta":[],"categories":[3],"tags":[39],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v20.0 - https:\/\/yoast.com\/wordpress\/plugins\/seo\/ -->\n<title>To Cover or not to Cover?
