{"id":1801,"date":"2012-09-24T09:00:45","date_gmt":"2012-09-24T09:00:45","guid":{"rendered":"http:\/\/blog.legal4landlords.com\/?p=1801"},"modified":"2012-09-24T09:00:45","modified_gmt":"2012-09-24T09:00:45","slug":"uk-property-rents-still-climbing","status":"publish","type":"post","link":"https:\/\/dev.withcreative.co.uk\/lforl\/uk-property-rents-still-climbing\/","title":{"rendered":"UK Property Rents Still Climbing"},"content":{"rendered":"<h2 style=\"text-align: center;\"><span style=\"color: #0000ff;\">PRS Rents Soar To New Record Highs!<\/span><\/h2>\n<div id=\"attachment_1711\" style=\"width: 219px\" class=\"wp-caption alignright\"><a href=\"http:\/\/blog.legal4landlords.com\/wp-content\/uploads\/Up1.jpg\"><img aria-describedby=\"caption-attachment-1711\" decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-1711\" title=\"Up\" src=\"http:\/\/blog.legal4landlords.com\/wp-content\/uploads\/Up1.jpg\" alt=\"PRS tenant rents are still rising - squeezing finances even further\" width=\"209\" height=\"236\" \/><\/a><p id=\"caption-attachment-1711\" class=\"wp-caption-text\">PRS tenant rents are still rising - squeezing finances even further<\/p><\/div>\n<p>UK landlords have been urged to take <a title=\"Rent Guarantee Insurance\" href=\"http:\/\/www.legal4landlords.com\/rent-guarantee\/\" target=\"_blank\">action to protect rental income<\/a> as a new survey reveals private sector rents have\u00a0risen to\u00a0a new record high\u00a0this year.<\/p>\n<p>The research carried out by LSL Property Services has revealed that property rental prices in the UK private rental sector (PRS) have risen for the fifth consecutive month this year.<\/p>\n<p>Typical monthly rents increased 2.9% year-on-year to reach \u00a3734(GBP) in August 2012, surpassing the previous high of \u00a3725(GBP) recorded the previous month.<\/p>\n<p>Would-be buyers are struggling to raise the deposit needed to purchase property in the UK and many are failing to meet the tough borrowing criteria implemented by mortgage lenders and banks.<\/p>\n<p>David Newnes Director of LSL Property Services said &#8220;The rental market is right in the thick of its peak season and the demand from graduates and those starting new jobs has added a new layer of competition on top of the existing pool of frustrated buyers,&#8221;<\/p>\n<p>Private sector rents have reached record levels in 5 regions in the UK including:<\/p>\n<ul>\n<li>London<\/li>\n<li>South East<\/li>\n<li>East of England<\/li>\n<li>North West<\/li>\n<li>Yorkshire and Humber.<\/li>\n<\/ul>\n<p>London recorded the biggest year-on-year rise, increasing 4.9%.<\/p>\n<p>Conversely, South West and Wales experienced a decrease in rents, with prices falling by 1.9% and 1.8% respectively.<\/p>\n<p>Landlords are encouraged to take steps to <a href=\"http:\/\/www.legal4landlords.com\/rent-guarantee\/\">protect their rental income<\/a> at the beginning of a tenancy to provide financial peace of mind for their business and also for the tenant. \u2013 <a href=\"http:\/\/www.legal4landlords.com\/rent-guarantee\/\">Click here to find out more<\/a><\/p>\n<p>Legal 4 Landlords spokesman Sim Sekhon, said: &#8220;Landlords need to take action now to protect their rental income as spiralling rental prices place tenants in a potentially disasterous\u00a0situation should their financial or employment status&#8217; change. <a title=\"Rent Guarantee Insurance\" href=\"http:\/\/www.legal4landlords.com\/rent-guarantee\/\" target=\"_blank\">Rent Guarantee insurance<\/a> can certainly benefit both tenant and landlord and remove some of the worry and uncertainty involved\u00a0about receiving the full rental amount\u00a0on time&#8221;.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>PRS Rents Soar To New Record Highs!
