{"id":1963,"date":"2012-12-28T09:00:34","date_gmt":"2012-12-28T09:00:34","guid":{"rendered":"http:\/\/blog.legal4landlords.com\/?p=1953"},"modified":"2012-12-28T09:00:34","modified_gmt":"2012-12-28T09:00:34","slug":"epc-changes-dont-make-sense","status":"publish","type":"post","link":"https:\/\/dev.withcreative.co.uk\/lforl\/epc-changes-dont-make-sense\/","title":{"rendered":"EPC Changes Don\u2019t Make Sense"},"content":{"rendered":"<h2 style=\"text-align: center;\"><span style=\"color: #ff0000;\">Government Backtrack On Energy Performance Certificates (EPC&#8217;s)<\/span><\/h2>\n<div id=\"attachment_1954\" style=\"width: 160px\" class=\"wp-caption alignright\"><a href=\"http:\/\/blog.legal4landlords.com\/wp-content\/uploads\/EPC_layered.jpg\"><img aria-describedby=\"caption-attachment-1954\" decoding=\"async\" loading=\"lazy\" class=\"size-thumbnail wp-image-1954\" title=\"EPC_layered\" src=\"http:\/\/blog.legal4landlords.com\/wp-content\/uploads\/EPC_layered-150x150.jpg\" alt=\"Regulation of EPC's to be relaxed\" width=\"150\" height=\"150\" \/><\/a><p id=\"caption-attachment-1954\" class=\"wp-caption-text\">Regulation of EPC&#8217;s to be relaxed<\/p><\/div>\n<p>New regulation of Energy Performance Certification (EPC\u2019s) set to come into effect on 9<sup>th<\/sup> January 2013, and is intended to ease the quagmire of paperwork for estate agents, property management companies, letting agents and <a title=\"Landlord Services\" href=\"http:\/\/www.legal4landlords.com\/\" target=\"_blank\">landlords<\/a> when preparing to advertise a vacant property for sale or let.\u00a0<\/p>\n<p>Although agents will still have to include EPC details on all property advertising from January 9<sup>th<\/sup> 2013, the requirement to include or attach the front page of the EPC will be dropped.<!--more--><\/p>\n<p>Furthermore, listed buildings will no longer need to have an EPC at all.\u00a0<\/p>\n<p>A statement by CLG minister Don Foster said that agents will not have to attach the front page of the EPC to marketing materials. Listed buildings will also be exempt from needing an EPC unless they are involved in a Green Deal arrangement.<\/p>\n<p>The general understanding is that advertising means newspapers, magazines, online via the internet and all other published property particulars will have to show the property\u2019s rating clearly.<\/p>\n<p>What ministers fail to realise is that EPC&#8217;s come in many formats and often legislation may seem like a great thing to do but in the real world technology doesn\u2019t always allow for agents needs.<\/p>\n<p>The statement appears to have taken the whole property industry by surprise.<\/p>\n<p>The official statement says: \u201cThe new requirements will be introduced on 9<sup>th<\/sup> January 2013.<\/p>\n<p>The key measures include\u00a0<\/p>\n<ul>\n<li>A requirement for property advertisements to include details of the Energy Performance Certificate rating where available;<\/li>\n<li>Removal of the requirement to attach the front page of the certificate to any written material;<\/li>\n<li>Exempting listed buildings from the need to have a certificate on their sale or rent.\u201d<\/li>\n<\/ul>\n<p>Philip Salaman, of EPC training and accreditation scheme Quidos, thinks the latest statement makes a mockery of the Government\u2019s intention to be the \u2018greenest government\u2019 ever, stating: \u201cThese changes to the regulations by the DCLG are a backward step. Far from being the greenest government ever, they are proving that cuts to budgets are being followed by cuts to regulations that encourage saving energy. Compliance is very poor already, and this will only make things worse.
