Christmas Chaos for Landlords"},"content":{"rendered":"<p><a href=\"http:\/\/blog.legal4landlords.com\/wp-includes\/images\/pipes-2011.jpg\"><img decoding=\"async\" loading=\"lazy\" class=\"alignleft size-full wp-image-456\" title=\"pipes 2011\" src=\"http:\/\/blog.legal4landlords.com\/wp-includes\/images\/pipes-2011.jpg\" alt=\"\" width=\"216\" height=\"210\" \/><\/a><\/p>\n<p>Latest landlord news&#8230;&#8230;&#8230;&#8230;\u00a0by\u00a0Madalena Penny<\/p>\n<p><strong>More Freezing Temperatures on the Way.<\/strong><\/p>\n<p>Landlords this week will be busy returning their insurance claims as the UK saw one of the worst bouts of freezing weather and snow since the 70\u2019s.<\/p>\n<p>The plummeting temperatures experienced in December has caused chaos to many households due to frozen and burst pipes, causing millions of pounds of damage to properties in total around the UK and weather experts have warned it\u2019s not over yet, more freezing temperatures and snow is expected this month.<\/p>\n<p>Numerous reports have flooded (pardon the pun) into insurers as landlords attempt to address the damage caused by burst pipes.\u00a0 In December 2009 and January 2010, \u00a3225 million was claimed for property damage due to the freezing weather, claims this year are expected to be higher.<\/p>\n<p>Sim Sekhon of landlord services, \u201c<a class=\"wp-caption\" title=\"Legal 4 Landlords\" href=\"http:\/\/legal4landlords.com\" target=\"_blank\">Legal 4 Landlords\u2019 <\/a>advised:<\/p>\n<p>\u2018Very few tenants have<a class=\"wp-caption\" title=\"legal 4 landlords tenant content insurance\" href=\"http:\/\/www.legal4landlords.com\/tenants-contents-insurance\/\" target=\"_blank\"> contents insurance<\/a>.\u00a0 Landlords will be under pressure to reimburse tenants for loss and damage of possessions and soft furnishings.\u00a0 It\u2019s an important factor for landlords to assess the total cost of the overall damage including relocation of tenants and loss of rental income\u201d<\/p>\n<p>\u2018We also advise landlords to check their policies to determine their <a class=\"wp-caption\" title=\"legal 4 landlords landlord insurance\" href=\"http:\/\/www.legal4landlords.com\/landlords-insurance\/\" target=\"_blank\">insurance coverage.<\/a>\u2019<\/p>\n<p>As we get ready for the second onslaught of minus temperatures expected by the met office later this month, landlords are advised to alert tenants on guidelines to minimize damage caused by frozen and burst pipes.\u00a0 Legal 4 Landlords advises on guidelines that should be passed onto tenants.<\/p>\n<h2>Frozen Pipes<strong><span style=\"text-decoration: underline;\"> <\/span><\/strong><\/h2>\n<ul>\n<li>Locate the stopcock, which is usually either under the kitchen sink or the entrance of the service pipe, sometimes located in a downstairs bathroom or utility room.<\/li>\n<li>Turn off water supply.<\/li>\n<li>Gradually heat the frozen pipe using a hair dryer.\u00a0 Never use any fast heating tools such as a blowtorch as this will cause permanent damage to the pipe and will not work.<\/li>\n<li>After pipe is thawed, ensure central heating is on a low continuous setting to avoid any further pipes freezing.<\/li>\n<\/ul>\n<h2>Burst Pipes<\/h2>\n<ul>\n<li>Again, turn off water supply, via the stopcock.<\/li>\n<li>Ensure water systems are fully drained by turning on the cold tap.<\/li>\n<li>Turn off central heating or any hot water systems such as immersion heaters then again drain any excess water by turning the hot water tap.<\/li>\n<li>Use buckets to catch dripping and leaking water from ceilings.<\/li>\n<li>Ensure electrical systems are disengaged until a qualified electrician can give you the all clear.<\/li>\n<li>If a build up of water has accumulated and ceilings are bulging, a small puncture in the ceiling will drain excess water minimizing risk to occupant(s) and extreme damage to furnishings;
