\nChanges to tenancy notice periods came into effect Tuesday 1st June 2021. This means that the ban on most bailiff-enforced evictions in England has come to an end, and the notice period you need to give your tenants has been reduced from six to four months.<\/p>\n

What does this mean for you?<\/h4>\n

Landlords will now be able to proceed with the eviction process. However, given the requirement in most cases to provide 14 days’ notice of the enforcement of an eviction, evictions are not expected to resume until mid-June (with the exception of serious cases, such as domestic abuse and anti-social behaviour).<\/p>\n

Good to know:<\/h4>\n

The period in which proceedings can be issued on a section 21 notice is revised from 10 months from service to 8 months from service (i.e. 4 months\u2019 window after a 4 months\u2019 notice period).<\/p>\n

There will be a new prescribed form 3 (section 8 notice) and form 6a (section 21 notice) from the 1st June 2021 which must be used for notices that will be deemed served on or after the 1st June 2021. Get help with your forms here.<\/p>\n

Notice periods for cases where there is less than 4 months\u2019 of unpaid rent, will reduce to 2 months\u2019 notice from 1 August 2021.<\/p>\n

It has been advised that notice periods will return to pre-pandemic levels from 1st October 2021.<\/p>\n
